Why people in Fort Lauderdale call us

Six commitments that apply to every inspection we carry out in the city, whatever the samples turn out to say.

We are based in Fort LauderdaleWe are based here, so a Fort Lauderdale address is the shortest drive we make. Every neighbourhood in the city is a short drive rather than an edge-of-radius favour, which is why the prices here are the ones published on every page of this site.
We do not remediate. At all, for anyoneFlorida bars an assessor from remediating a structure they assessed within twelve months. We hold no remediation licence of any kind, so in Fort Lauderdale as everywhere else there is nothing the findings could earn us.
No referral fee, in either directionSection 468.8419 prohibits an assessor taking compensation from a remediator for a referral. We neither take one nor pay one, which is why the report names a scope of work rather than a company.
One flat price, laboratory fee includedAgreed before the visit and unchanged by what the samples say. A price that moves with the findings is a price with an opinion about what the findings ought to be, and that is the argument this whole site is built on.
An outdoor control on every single jobIndoor spore counts cannot be read without one, because outdoor air across this county carries a substantial background load all year. The comparison is the finding. In Fort Lauderdale as anywhere, the raw number on its own is not.
We publish when not to bookSmall visible growth on a hard surface with a water source you have already stopped does not need a laboratory. We say so on the phone at the cost of the job, because the alternative is charging for a conclusion you had already reached.
Every rate on this site is published before you call.A flat price by property size with the laboratory fee already inside it, so the invoice cannot grow because the samples came back positive.

How a Fort Lauderdale inspection goes with us

One flat price agreed on the phone, one visit, and an accredited laboratory report two working days later. This is what happens between those points.

01

Tell us what the building has been through

What you can see, what you can smell, and what happened before it: a leak, a storm, a replaced system, a period standing empty. Some of these calls end with us saying you do not need us, which takes five minutes and costs nothing.

02

A flat price agreed before anyone drives to Fort Lauderdale

By property size, with the accredited laboratory fee inside it. A named day and a two-hour window, and a call when the assessor sets off. We are based here, so a Fort Lauderdale address is the shortest drive we make.

03

The building surveyed before anything is sampled

Moisture meter and thermal camera room by room, relative humidity and temperature logged, and the cooling system examined while it runs. Finding the water first is what stops a laboratory result turning into a guess.

04

Samples taken, including one from outside

Air cassettes and surface lifts where the survey says they belong, plus an outdoor control taken the same hour at the property. Every sample is photographed in position, so the report shows where it came from rather than describing it.

05

An independent laboratory reports, and we attach it whole

Analysis by an accredited laboratory with no relationship to us beyond an invoice, usually two working days after the visit. The licence that lets us do this at all is issued by the Florida Department of Business and Professional Regulation, and it is on the front page of the report.

What does a mold inspection cost in Fort Lauderdale?

One set of flat prices applies across the city and the whole county. They are the same on Las Olas Isles as in Croissant Park, and nothing is added for the drive. The accredited laboratory fee sits inside every number rather than being billed afterwards, which means the invoice cannot grow because the samples came back positive.

JobFlat priceNote
Condo or apartment, up to 1,000 sq ft$325Two indoor air samples plus the outdoor control, with the laboratory fee inside the price
Home up to 2,000 sq ft$425Three indoor air samples plus the control. The commonest job in the city
Home 2,000 to 3,500 sq ft$525Four indoor air samples plus the control, and the air handler examined running
Home over 3,500 sq ft$650+Quoted on the floor area and the number of separate cooling zones
Additional air or surface sample$85Including analysis. Added only for a genuinely separate air zone, and agreed first
Post-remediation clearance$400 - $650Priced on the containment size rather than the building, and never on the result

How our pricing works

Five things that are true on every inspection, in every town we cover.

  • The laboratory fee is already inside the number.Analysis is invoiced to us rather than to you, so the figure agreed on the phone is the figure on the invoice.
  • A positive result does not cost more than a clean one.The price is set by property size before anyone attends, and the findings never move it in either direction.
  • The price is agreed before we come out and it does not change with what we find.Only two things change it, an extra sample for a genuinely separate air zone and a faster laboratory turnaround, and both are agreed first.
  • Nothing is added for the drive. The same flat prices apply at every address in Broward County, from Parkland down to Hallandale Beach and west to Southwest Ranches.
  • We are paid for the inspection and nothing else.No commission on what a laboratory finds, and no payment of any kind from anyone who removes mold. There is nothing else for us to sell you.

The prices above are the flat rates we charge across the Fort Lauderdale market, published so you have something to measure any other figure against, including ours. Remediation costs are not quoted anywhere on this site, because we do not carry that work out and take no payment from anyone who does.

What changes from one part of Fort Lauderdale to the next

Fort Lauderdale has a median build year of 1973 across its 101,691 housing units, with 28% of them in buildings of fifty units or more and only 54% owner-occupied. That is an unusual profile for a city this size, and it means the single most useful question before an inspection is not what you can see. It is what kind of building you are standing in.

The structural fact underneath all of it is that there are no basements and almost no crawl spaces here. Everything is slab-on-grade or a suspended floor in a tower, so there is no buffer between the ground and the living space and no under-floor void to inspect. Water either comes in at the envelope, up through the slab edge, or out of the air conditioning.

The four Fort Lauderdales, from a moisture point of view

  • The barrier island and the beach. Lauderdale Beach, Harbor Beach and the oceanfront towers. Salt-driven failure at every joint in a facade, window perimeter seals that have had fifty years of ultraviolet, and units closed up through the wet season by owners who are elsewhere.
  • The isles and the waterfront. Las Olas Isles, Rio Vista and Coral Ridge. Single-storey slab houses on tidal finger canals, where the groundwater under the slab moves with the tide and the floor is the coldest large surface in the building through the cooling season.
  • The inland 1950s to 1970s core. Victoria Park, Sailboat Bend, Croissant Park, Edgewood and Progresso Village. Concrete block on slab, air conditioning retrofitted into houses designed to be left open, and ducts routed through attics that were built as ventilated voids.
  • Flagler Village and the downtown towers. Recent mid and high-rise rental stock with tight envelopes, stacked units sharing risers, and the kind of building where a leak two floors up is your ceiling and somebody else's plumbing.
A quiet suburban street of tile-roofed single-storey houses with palms along the verge, under a bright blue sky.

The two numbers that decide a Fort Lauderdale inspection

The first is 55%. That is the ceiling the Florida Solar Energy Center at the University of Central Florida puts on indoor relative humidity through the hot months with cooling running. The second is 70%, which is the level the great majority of mold species need to grow, and it is measured at the surface of a material rather than in the middle of a room. Air holds less moisture as it cools, so the film of air against a chilled wall sits far higher than the thermostat reads. That gap is the mechanism behind almost every call where nobody can find a leak.

The second pair is 66.52 inches and 47.27. The first is what this city averages in rainfall over a year. The second is what falls in the six months from May to October, which is 71% of the year's rain in half the year, arriving on days when the dew point sits in the low seventies. That is the season that puts water on the outside of a building and, through any gap in the envelope or any room at negative pressure, inside its walls.

The one number this city holds on its own

25.91 inches in 24 hours, recorded by the National Weather Service to 13 April 2023 and classified as a 1-in-1,000-year event. The previous 24-hour record here was 14.59 inches, set in 1979. Across Fort Lauderdale, Dania Beach and Hollywood the event caused roughly $1.1 billion of damage, with 766 homes taking major damage, concentrated in Edgewood, River Oaks, Progresso Village and Sailboat Bend.

Several years on, that is still a live question rather than a historical one, and it is a specific question a survey can answer: whether a building that took water then was dried properly, or dried in a hurry and closed up. A meter separates those two cases in minutes. Material that has genuinely dried is a decorating job. Material that still reads wet under an intact finish means the source was never closed.

What we are licensed for, across the whole city

A Florida Mold Assessor licence, and nothing else. Mold work in this state is regulated under Chapter 468 Part XVI, and it issues two separate licences: one to assess, one to remediate. Section 468.8419 then keeps them apart. An assessor may not perform or offer remediation on a structure they assessed within the previous twelve months, may not accept referral compensation from a remediator, and may not make an assessment contingent on what it finds. The penalties escalate to a third-degree felony on a repeated violation.

We hold no remediation licence at all, so for us that twelve-month bar is permanent rather than a waiting period. Unlike plumbing or electrical work, no Fort Lauderdale office issues a mold permit or keeps a mold register: the licence is issued by the Florida Department of Business and Professional Regulation and is searchable on the state register, and its number is on the front page of every report we write.

Fort Lauderdale questions, answered

The ones that come up on the phone from inside the city specifically.

What does a mold inspection cost in Fort Lauderdale FL?

A flat $325 for a condo or apartment up to 1,000 square feet, $425 for a home up to 2,000, $525 up to 3,500, and quoted above that on floor area and the number of separate cooling zones. The accredited laboratory fee, the outdoor control sample, the full moisture survey and the infrared pass are inside those figures rather than added afterwards. The price is agreed on the phone before anyone drives out and it does not move with the results in either direction.

Which Fort Lauderdale neighbourhoods do you cover?

All of them. The list further down is the areas we are called to most rather than a boundary. If you are inside the city we cover you, and we also work every one of the other twenty-eight incorporated towns in Broward County, from Parkland and Deerfield Beach at the top down to Hallandale Beach and Miramar, and west to Weston and Southwest Ranches.

Does the price change depending on where in the city I am?

No. One set of flat prices applies across the whole city and the whole county, and nothing is added for the drive or for a high-rise. Only two things move the number and both are agreed with you before they happen: an additional sample where a property has a genuinely separate air conditioning zone, and a faster laboratory turnaround where a contract deadline or a notice period demands it.

Why does it matter which part of Fort Lauderdale I live in?

Because it changes the mechanism, and therefore where the survey spends its time. On the barrier island the water usually arrives through a facade or a window perimeter that has had fifty years of salt, so the work is tracing a path through an assembly. On the isles the slab sits close to a tidal water table and the floor is the coldest surface in the house. In the inland 1970s core the air conditioning was retrofitted and the condensate line is the commonest single cause. Same city, three different first questions.

Do I need a permit for mold work in Fort Lauderdale?

No, and it is worth being precise about why, because it is the opposite of how plumbing and electrical work are handled here. Mold assessment and mold remediation are licensed by the state under Chapter 468 Part XVI rather than permitted by the municipality, so no Fort Lauderdale office issues a mold permit, inspects mold work or keeps a register of it. What you can check is the licence itself, which is issued by the Department of Business and Professional Regulation and searchable on the state register.

My building flooded in April 2023. Is it too late to look at it?

Not for the questions that matter now. The evidence that would have established timing is largely gone, and the current state of the building is entirely readable: whether material is still wet, whether the source was ever closed, how far the water travelled and whether anything colonised in a cavity that was never opened. A moisture meter separates a finished event from a live one in minutes, and thermal imaging finds the boundary of the affected area through an intact painted finish.

Do you cover outside the city?

Yes, all twenty-eight incorporated towns of Broward County, each with its own page. That is not a courtesy. Median build years across the county run from 1961 in West Park to 2006 in Parkland, a 45-year spread, and the generation of a building decides how it gets wet: older stock leaks air and dries itself, newer stock seals moisture in. The published prices are the same at every address and nothing is added for the drive.

How quickly can you get to a Fort Lauderdale address?

A Fort Lauderdale address is the shortest drive we make, so most inspections are booked inside two working days, with laboratory results two working days after the visit. You get a named day and a two-hour window rather than an all-day wait, and a call when the assessor sets off. A property with standing water, a building that has been shut up wet, or a seven-day notice period already running is pulled forward wherever the diary allows.

Neighbourhoods we cover
