Book an inspection

Tell us the size of the property and what made you start looking.

The price is agreed before we come out and does not move with what the samples say. If the honest answer is that you do not need an inspection at all, you will hear that instead.

Assessment Only, By LawFlorida bars an assessor from remediating what they assessed for twelve months. We do not remediate at all, in Fort Lauderdale or anywhere else.
One Price, Lab IncludedPublished flat prices for mold inspection, with the accredited laboratory fee inside the number and nothing added if results come back positive.
A Report You Can Hand OverDated, photographed and moisture-mapped, with the laboratory results attached whole in the laboratory name rather than summarised.

A free inspection with no samples in it is a walk round the house

The free mold inspection is the standard offer in this county, and the phrase is doing a lot of work. A free visit is a visual walk: somebody looks at what you have already looked at and forms a view about it. Everything that turns a suspicion into a finding, meaning the sampling, the outdoor control and the laboratory analysis, costs real money to run, so none of it can be inside a price of nothing. That is arithmetic rather than an accusation, and it is worth knowing before you book one.

The rule that decides who may say how bad it is

Florida regulates mold work under Chapter 468, Part XVI of its statutes, and issues two separate licences: one to assess, one to remediate. Section 468.8419 then keeps them apart, and it is worth reading what it actually forbids, because four separate things are on the list.

A licensed assessor may not perform or offer remediation on a structure they assessed within the previous twelve months. A remediator may not assess a building they remediated inside the same window. An assessor may not accept referral compensation from a remediator. And an assessor may not make an assessment contingent on what it finds, or inspect a property they hold a financial interest in.

The penalties escalate from a second-degree misdemeanour on a first violation to a third-degree felony on a third. This is not guidance. It is the criminal code, and it binds every licensed assessor in Florida identically, including us.

We take it further than the statute requires in one respect: we hold no remediation licence at all, so the twelve-month bar is not a waiting period for us, it is permanent. Our report names a scope of work, a containment specification and clearance criteria, written so that any licensed remediator can bid the same job. Which one you use is your decision, and whoever it is pays us nothing.

What the job covers in Fort Lauderdale

What we cover

Residential mold assessment: a full moisture survey of the property, infrared thermal imaging, air sampling against an outdoor control and surface sampling of anything visible.

What you get

A dated report identifying the moisture source, the extent of any growth, the laboratory results in full, and a written scope of work if one is needed.

Decision point

Whether you need this at all. The situations in which we tell people not to book are published below, and they cost us the booking.

How a Fort Lauderdale mold inspection goes with us

One flat price agreed on the phone, one visit, and an accredited laboratory report two working days later. This is exactly what happens between those points, so you know what you are agreeing to before you agree to it.

01

The history, before the walk

Age of the building, what the roof and the plumbing have done, when the air conditioning was last replaced and what size it is, whether the property has stood empty. Most inspections are half solved by this conversation.

02

Moisture first, room by room

A pin and pinless meter on every wall base, window reveal, ceiling under a bathroom and cabinet back, with temperature and relative humidity logged as we go. Thermal imaging finds the cold spots that tell us where to put the meter.

03

The air conditioning examined while it runs

Supply plenum, evaporator coil, condensate pan and drain, filter seal and the return path. In this county that is where the survey most often ends rather than begins, and it is checked on every job whatever you booked it for.

04

Sampling, with the outdoor control taken first

The control comes before the indoor cassettes so the comparison is not corrupted by a door standing open. Each sample is photographed in position and its location goes on the floor plan.

05

The report, with the laboratory document attached whole

Two working days. Our findings, the moisture map including the readings that were normal, and the accredited laboratory report in their name rather than our summary of it.

What mold inspection costs in Fort Lauderdale

Flat by property size with the accredited laboratory fee, the outdoor control, the moisture survey and the infrared pass all inside the number. Nothing is added if a sample comes back positive, and nothing is added for the drive anywhere in Broward County.

JobFlat priceNote
Condo or apartment, up to 1,000 sq ft$325Two indoor air samples plus the outdoor control, full moisture survey and thermal imaging.
Home up to 2,000 sq ft$425Three indoor air samples plus the control. The commonest job on this site.
Home 2,000 to 3,500 sq ft$525Four indoor air samples plus the control, and the air handler examined in operation.
Home over 3,500 sq ft$650+Quoted on floor area and the number of separate air conditioning zones, which is what actually drives sample count.
Additional air sample$85Including laboratory analysis. Added only where the survey shows a genuinely separate air zone, and agreed first.
Surface, swab or tape-lift sample$85What identifies a visible growth. An air sample cannot do this and is not a substitute for it.
Written remediation protocolIncludedScope, containment and clearance criteria, written so any licensed remediator can bid the same job.
Return visit after the source is opened upNo second feeWhere our report could not identify the moisture source and the wall or ceiling is later opened, we come back and finish it.

How our pricing works

Five things that are true on every inspection, in every town we cover.

  • The laboratory fee is already inside the number.Analysis is invoiced to us rather than to you, so the figure agreed on the phone is the figure on the invoice.
  • A positive result does not cost more than a clean one.The price is set by property size before anyone attends, and the findings never move it in either direction.
  • The price is agreed before we come out and it does not change with what we find.Only two things change it, an extra sample for a genuinely separate air zone and a faster laboratory turnaround, and both are agreed first.
  • Nothing is added for the drive. The same flat prices apply at every address in Broward County, from Parkland down to Hallandale Beach and west to Southwest Ranches.
  • We are paid for the inspection and nothing else.No commission on what a laboratory finds, and no payment of any kind from anyone who removes mold. There is nothing else for us to sell you.

The prices above are the flat rates we charge across the Fort Lauderdale market, published so you have something to measure any other figure against, including ours. Remediation costs are not quoted anywhere on this site, because we do not carry that work out and take no payment from anyone who does.

Why people call us for mold inspection

Six commitments that apply to every inspection we carry out, whatever the samples turn out to say.

The licence number is on the reportA Florida mold assessor licence is publicly searchable on the DBPR register. Ours appears on the front page of every report whether or not anyone asks, because a credential you have to request is not much of a credential.
The laboratory is independent of usAn accredited laboratory with no relationship to this business beyond an invoice. Their document is attached in their name and unedited, so what you are reading is their analysis rather than our account of it.
We find the water before we name the growthGrowth is the symptom. Removing it without closing the source buys you a few months and another invoice. The moisture survey takes longer than the sampling for exactly that reason.
Everything is photographed in positionEach sample where it was taken, each meter reading against the surface it came from. A report full of assertions is worth very little to an insurer or a landlord. One full of dated photographs is a different document.
Nothing is contingent on the resultThe statute forbids an assessment priced on what it finds, and the flat price by property size is how that is put into practice here. A clean report and an alarming one cost the same and take the same work.
We come back if the wall proves us shortWhere our report could not pin the moisture source and the wall or ceiling is later opened up, the follow-up visit carries no second inspection fee. It is the honest consequence of not being able to see through plaster.
Every rate on this site is published before you call.A flat price by property size with the laboratory fee already inside it, so the invoice cannot grow because the samples came back positive.

Mold Inspection in Fort Lauderdale, answered

Including the awkward ones about price, licensing and what a laboratory result can actually establish.

How much should a mold inspection cost?

For a standard residential assessment in this county, between $325 and $650 depending on floor area, with the laboratory fee inside the number rather than bolted on. Ours is $425 for a home up to 2,000 square feet, which is the commonest job. What should make you look twice is a quote that is either free or priced per sample with no ceiling. The free version leaves out the laboratory work, and the per-sample version leaves the final bill in the hands of whoever decides how many samples to take on the day.

What is the difference between a mold inspection and a mold test?

An inspection is the whole thing: the history, the moisture survey, the thermal imaging, the examination of the air conditioning, and the sampling. A test is the sampling on its own. Sampling without the survey is the part people regret paying for, because a spore count tells you that something is growing somewhere and nothing about where the water is coming from. The survey is what turns a result into an address. We do not sell the test as a standalone product for that reason.

Do you need to cut into my walls?

No. Everything on a standard inspection is non-invasive: meters on the surface, a thermal camera, air cassettes and tape lifts. Where the readings say there is water inside a cavity and the surface will not tell us more, the honest answer is that a small inspection opening is needed, and that is a decision for you rather than something we do on the day. If you have it opened and call us back, the return visit carries no second inspection fee.

Will you tell me which remediation company to use?

We will tell you what the work is, in enough detail that you can put it out to three of them and compare the bids on the same scope. We will not name a company, because section 468.8419 forbids an assessor from taking referral compensation from a remediator and the simplest way to stay clearly the right side of that is to have no relationships to disclose. What we will do is read a quote you have been given and tell you whether it matches the protocol we wrote.

How many samples do you take?

Two indoor plus the outdoor control on a condo, three plus the control on a house up to 2,000 square feet, four plus the control above that, and more only where the building has genuinely separate air conditioning zones that do not share air. Sample count is driven by how many distinct air masses the property has, not by its room count. Adding cassettes to rooms that share a return air path produces three readings of the same air and a larger invoice.

Can you inspect if the property is tenanted?

Yes, and it is a significant share of this work. We need access and about ninety minutes, and the tenant should keep windows and external doors closed for an hour beforehand. We report to whoever commissioned and paid for the inspection. If that is the tenant, the report is theirs; if it is the owner or the management company, it is theirs. We do not send the same report to both sides without the instruction of the person who paid for it.

What does the report actually contain?

The date and time, the licence number, the weather and outdoor conditions at the time of sampling, a room-by-room moisture table including every reading that came back normal, thermal images where they showed something, photographs of each sample in position, the accredited laboratory report attached whole in the laboratory name, our interpretation of it against the outdoor control, and where relevant a written scope of work with containment and clearance criteria. It runs fifteen to thirty pages.

How quickly can you come out?

Most inspections are booked inside two working days anywhere in Broward, and results follow two working days after the visit. A property with standing water, a building that has been shut up wet, or a tenant with a seven-day notice clock already running gets pulled forward wherever the diary allows. You get a named day and a two-hour window rather than an all-day wait, and a call when the assessor sets off.

Is a mold inspection worth it if I cannot see anything?

That is the case where it is worth most, because a visible patch you can photograph yourself is not the thing you need a laboratory for. A persistent smell with no visible source, a room that feels different from the rest of the house, or symptoms that ease when you are away for a week are all consistent with growth inside a cavity or a duct. Those are exactly the situations air sampling against an outdoor control was designed to resolve, in either direction.

What if the report finds nothing?

Then that is the report, and it costs what the other one costs. Somewhere around a quarter of these inspections end with no active moisture problem and indoor air broadly matching the outdoor control, and that document is genuinely useful: it closes a question for a buyer, it answers a tenant complaint, and it stops a homeowner spending thousands on a removal that was never needed. We will not manufacture a finding to justify the visit, and the flat price is how we make sure nobody needs to.
