Mold Inspection Cost Fort Lauderdale, FL

Mold inspection cost in Fort Lauderdale, published in full rather than quoted on the phone. Flat prices by property size with the accredited laboratory fee already inside them, and nothing added for a positive result.

Book an inspection

Tell us the property size and we will confirm the flat price before anything else.

The price is agreed before we come out and does not move with what the samples say. If the honest answer is that you do not need an inspection at all, you will hear that instead.

Assessment Only, By LawFlorida bars an assessor from remediating what they assessed for twelve months. We do not remediate at all, in Fort Lauderdale or anywhere else.
One Price, Lab IncludedPublished flat prices for mold inspection cost, with the accredited laboratory fee inside the number and nothing added if results come back positive.
A Report You Can Hand OverDated, photographed and moisture-mapped, with the laboratory results attached whole in the laboratory name rather than summarised.

A price you have to ring for is a price that can move

Two of the Related Searches Google puts under the main result for this service are about cost, and a third is about getting it for nothing, which tells you plainly what people are trying to find out before they call. A number that is only available on the phone is a number with room in it, because it is being set after the building has been described and the caller has been listened to. Publishing it removes that room, which is the point.

What is inside the number, line by line

The flat price by property size covers five things, and it is worth separating them, because two quotes for a mold inspection can differ by a factor of three and still both be honest. What changes is which of the five are inside the number.

The attendance and the survey. Ninety minutes to three hours depending on the building: the history, the moisture readings room by room, the infrared pass, the ventilation checks and the air conditioning examined while it runs. This is the longest part and it is the part that turns a laboratory result into an address.

The sampling. Two to four indoor air cassettes by property size, plus surface lifts where there is something visible to lift. The outdoor control. Taken the same hour at the same property, and it is the denominator that makes every indoor number readable. The laboratory analysis. All of it, by an accredited independent laboratory, invoiced to us rather than to you. The report. Fifteen to thirty pages with the laboratory document attached whole in their name.

Set the free version against that list and it is the first item and none of the other four. The attendance happens; the sampling, the control, the analysis and the report cannot, because each of them has a cost attached that a price of nothing has nowhere to put. If you have visible growth and what you want is a quote to remove it, that is a perfectly reasonable way to get one, and we would say so.

The last line is the one that matters most: the number does not change afterwards. Not for a positive result, not for a large one. Extra samples are $85 and are only added where the building has a genuinely separate air zone, agreed with you before they are taken.

A stack of printed documents lying open on a desk, the top sheet in focus and the pages beneath it falling away.

How a Fort Lauderdale mold inspection cost goes with us

One flat price agreed on the phone, one visit, and an accredited laboratory report two working days later. This is exactly what happens between those points, so you know what you are agreeing to before you agree to it.

01

Tell us what the building has been through

What you can see, what you can smell, and what happened before it: a leak, a storm, a replaced system, a period standing empty. Some of these calls end with us saying you do not need us, which takes five minutes and costs nothing.

02

A flat price agreed before anyone drives to Fort Lauderdale

By property size, with the accredited laboratory fee inside it. A named day and a two-hour window, and a call when the assessor sets off. We are based here, so a Fort Lauderdale address is the shortest drive we make.

03

The building surveyed before anything is sampled

Moisture meter and thermal camera room by room, relative humidity and temperature logged, and the cooling system examined while it runs. Finding the water first is what stops a laboratory result turning into a guess.

04

Samples taken, including one from outside

Air cassettes and surface lifts where the survey says they belong, plus an outdoor control taken the same hour at the property. Every sample is photographed in position, so the report shows where it came from rather than describing it.

05

An independent laboratory reports, and we attach it whole

Analysis by an accredited laboratory with no relationship to us beyond an invoice, usually two working days after the visit. The licence that lets us do this at all is issued by the Florida Department of Business and Professional Regulation, and it is on the front page of the report.

How our pricing works

Five things that are true on every inspection, in every town we cover.

  • The laboratory fee is already inside the number.Analysis is invoiced to us rather than to you, so the figure agreed on the phone is the figure on the invoice.
  • A positive result does not cost more than a clean one.The price is set by property size before anyone attends, and the findings never move it in either direction.
  • The price is agreed before we come out and it does not change with what we find.Only two things change it, an extra sample for a genuinely separate air zone and a faster laboratory turnaround, and both are agreed first.
  • Nothing is added for the drive. The same flat prices apply at every address in Broward County, from Parkland down to Hallandale Beach and west to Southwest Ranches.
  • We are paid for the inspection and nothing else.No commission on what a laboratory finds, and no payment of any kind from anyone who removes mold. There is nothing else for us to sell you.

The prices above are the flat rates we charge across the Fort Lauderdale market, published so you have something to measure any other figure against, including ours. Remediation costs are not quoted anywhere on this site, because we do not carry that work out and take no payment from anyone who does.

Why people call us for mold inspection cost

Six commitments that apply to every inspection we carry out, whatever the samples turn out to say.

We are based in Fort LauderdaleWe are based here, so a Fort Lauderdale address is the shortest drive we make. Every neighbourhood in the city is a short drive rather than an edge-of-radius favour, which is why the prices here are the ones published on every page of this site.
We do not remediate. At all, for anyoneFlorida bars an assessor from remediating a structure they assessed within twelve months. We hold no remediation licence of any kind, so in Fort Lauderdale as everywhere else there is nothing the findings could earn us.
No referral fee, in either directionSection 468.8419 prohibits an assessor taking compensation from a remediator for a referral. We neither take one nor pay one, which is why the report names a scope of work rather than a company.
One flat price, laboratory fee includedAgreed before the visit and unchanged by what the samples say. A price that moves with the findings is a price with an opinion about what the findings ought to be, and that is the argument this whole site is built on.
An outdoor control on every single jobIndoor spore counts cannot be read without one, because outdoor air across this county carries a substantial background load all year. The comparison is the finding. In Fort Lauderdale as anywhere, the raw number on its own is not.
We publish when not to bookSmall visible growth on a hard surface with a water source you have already stopped does not need a laboratory. We say so on the phone at the cost of the job, because the alternative is charging for a conclusion you had already reached.
Every rate on this site is published before you call.A flat price by property size with the laboratory fee already inside it, so the invoice cannot grow because the samples came back positive.

Mold Inspection Cost in Fort Lauderdale, answered

Including the awkward ones about price, licensing and what a laboratory result can actually establish.

How much does a mold inspection cost in Florida?

Across the state the usual range for a residential assessment with laboratory analysis included is roughly $300 to $700, driven mainly by floor area and sample count. In this county ours are $325 for a condo up to 1,000 square feet, $425 for a home up to 2,000, $525 up to 3,500 and quoted above that, with the laboratory fee, the outdoor control, the moisture survey and the thermal imaging all inside those figures. Two things should make you look harder at a quote: free, and per-sample with no stated ceiling.

Why is the laboratory fee included rather than added?

Because a laboratory fee charged per sample after the visit gives the person taking the samples a direct financial interest in taking more of them. That is a bad arrangement whichever way you look at it, and section 468.8419 is explicit that an assessment may not be contingent on what it finds. Folding the analysis into a flat price removes the incentive entirely. It also means you know the total before anyone arrives, which is the whole point of publishing a price.

Is a cheaper inspection worth having?

Compare what is in it rather than the headline. The questions that separate these quotes are whether an outdoor control is included, whether the laboratory analysis is in the price or billed afterwards, whether a full moisture survey and infrared pass are included or offered as upgrades, and whether the company holds a remediation licence. A genuinely cheaper inspection with all of those included is a better buy than ours. One that is cheaper because the laboratory work is extra is not cheaper.

What would make the price go up?

Only two things, and both are agreed with you before they happen. Additional air samples at $85 each including analysis, added where the building has genuinely separate air conditioning zones that do not share air, which on a large or multi-system property is a real consideration. And a faster laboratory turnaround where a contract deadline or a notice period demands it. Nothing else moves: not the findings, not the size of the problem, not the number of rooms that turn out to be affected.

Do you charge extra to come out to the other Broward towns?

No. The published prices are the same at every address in the county, from Parkland and Deerfield Beach in the north to Hallandale Beach and Miramar in the south, and west to Weston and Southwest Ranches. Nothing is added for the drive. The towns have their own pages because the buildings genuinely differ across a 45-year span of construction, not because the pricing does.

Can I pay after I see the results?

Payment is on completion of the visit rather than after the laboratory reports, and it is worth being straightforward about why. The work is the survey and the sampling, and it has been done by the time we leave. Making payment contingent on the results would make the results something you have an interest in and something we have an interest in, which is precisely the arrangement this whole site is written against. The report follows regardless of what it says.

What does the remediation itself cost, if I need it?

We do not quote it, do not carry it out and take no payment from anyone who does, so treat what follows as general orientation rather than a quote. Small contained jobs in this region commonly run from around $1,500. Whole-room work involving drywall, insulation and cabinetry runs into several thousand. Anything involving a duct system or several rooms goes higher. Since Florida policies commonly cap mold at a $10,000 sublimit, that ceiling is reached faster than most people expect, and it is an argument for finding the water early.

Is there ever a reason to spend nothing?

Regularly, and we will tell you so on the phone. Visible growth under about ten square feet on a hard surface with a water source you have already found and stopped does not need a laboratory. Neither does a shower ceiling with an extractor fan that is not moving air, where a $15 hygrometer and a working fan are the answer. Those conversations cost us the booking and they are the correct advice, which is why they are published on the page rather than left to the call.

Places we perform this service as well

Every town has its own page, because Broward spans a 45-year range of building ages and the generation of a building decides how it gets wet.
