The water history a Miramar sample is read against
West Miramar is built on land that was drained and is kept drained, which means a high water table held down by a canal system rather than by elevation. The practical effect on a building is not flooding, it is that the ground under a slab stays damp and the margin for anything else going wrong is narrower. The eastern end shares Hollywood's older stormwater picture. Across both, the wet season delivers 71% of the annual rain between May and October, and the dew point through those months sits high enough that any chilled surface is a candidate.
That context is why the outdoor control sample is not optional here. A laboratory can tell you that a cubic metre of your air held a particular number of spores, and on its own that number is unusable, because outdoor air across Broward carries a heavy background load in every month of the year and a building is mostly breathing it.
So every job in Miramar starts with a cassette run in the outdoor air at the property, in the same hour, before any indoor sample is taken. Two things come out of the comparison. Count, where indoor air substantially above the outdoor air it is drawn from points at an indoor source. And species mix, which is usually the more useful of the two: when an indoor sample carries a genus the outdoor control barely registers, that difference is the finding even if the totals look ordinary.
Two limits go in the report rather than being left for you to discover. Sampling is a snapshot of one hour on one day, and a cooling system that has just cycled reads differently from one that has been off. And there is no federal or Florida numerical standard for indoor mold, so no laboratory can issue a pass or a fail. Anyone quoting a legal limit is quoting their own policy.
The commercial position in Miramar is the one published on every page of this site, because the rate card is not a Fort Lauderdale rate card. A flat price by property size, agreed before anyone drives out, with the accredited laboratory fee already inside it. It does not rise if the samples come back positive, nothing is added for the drive, and we take no payment of any kind from anyone who removes mold.

What Miramar itself changes
The buildings in Miramar
Miramar runs east to west across almost the whole width of the county and its median build year of 1996 conceals that shape. The eastern end is 1950s and 1960s building on the Hollywood pattern; the western end went up through the late 1990s and the 2000s and is where most of the 46,380 units now are. Sixty-two per cent of the housing is single-family detached, which is high for South Broward. The western cohort is the one that changes what we look for, because a large share of it was built during the years when imported wallboard was arriving through Port Everglades in quantity.
Where it hides in these buildings
On the western houses the difficulty is that everything is new enough to look fine. Wall cavities in a 2000s house are tight, the finishes are intact, and there is no visible history to follow, so the survey depends almost entirely on the meter and the camera rather than on anything the eye can find. Where imported drywall is a question, the evidence is in places nobody opens: behind switch and socket plates for blackened copper, and at the evaporator coil for corrosion that does not match the age of the equipment.
The cooling systems here
Modern split systems, and in the western half systems that are frequently on their first or second replacement. The imported drywall question ties directly to the equipment here: sulphur compounds emitted by that wallboard corrode copper, and an evaporator coil that has failed well before its expected life in a house of this age is one of the recognised indicators. It is also the point at which a smell gets called mold when it is not mold at all, which is a far more expensive mistake than the inspection would have cost.
