What water has already done in Sunrise
This is the western edge of development, immediately against the water conservation areas, and the site was made usable by drainage rather than by elevation. The water table is held down by canals and it is close to the surface, so a slab here is sitting on damp ground permanently and the local air at ground level is more humid at dawn than it is a few miles east. As everywhere on this coast, the wet season delivers 71% of the annual 66.52 inches between May and October.
Against that history, the question a report has to answer is not only what is wet now but when it got wet, because Florida policies do not cover mold under the main dwelling limit. They carry it as a separate capped coverage, usually titled Limited Fungi, Wet or Dry Rot, or Bacteria, and Citizens Property Insurance, the state-backed carrier, sets that limit at $10,000 on its HO-3 form.
Whether the coverage opens generally turns on one distinction. Mold following a sudden and accidental event, a burst supply line, a failed appliance, storm damage, is ordinarily within scope. Mold attributed to a slow leak or months of high humidity is routinely declined as neither sudden nor accidental.
Which one a building is dealing with is a question of physical evidence, and that evidence has a short life. Moisture gradients across a material, the number and pattern of tide lines, whether a stain has a defined edge or a diffuse one, how far a colony has matured: all of it is altered or destroyed by drying, cleaning and cutting out, which are the first three things anyone does. So the most useful thing we do in Sunrise is arrive early and write it down. We are not adjusters and we take no position on what a policy should pay. We record the building as it is.
The commercial position in Sunrise is the one published on every page of this site, because the rate card is not a Fort Lauderdale rate card. A flat price by property size, agreed before anyone drives out, with the accredited laboratory fee already inside it. It does not rise if the samples come back positive, nothing is added for the drive, and we take no payment of any kind from anyone who removes mold.

What Sunrise itself changes
The buildings in Sunrise
Sunrise carries 40,030 units at a 1983 median, with an unusually high 20% of them in buildings of twenty to forty-nine units. That mid-size block is a specific building type and it fails in a specific way: too small to have a managed central plant, too large for a single owner to make decisions about, and typically served by individual systems in each unit with shared risers and a common roof. It is the least well-served stock in the county when something goes wrong, because nobody has clear responsibility and the units share the consequences.
Where it hides in these buildings
Low-slope and flat roof sections are common on the mid-size blocks and on a good deal of the 1980s commercial-adjacent building here, and a low-slope roof over conditioned space is the least forgiving assembly in this climate. There is no attic to buffer a failure, so water passing the membrane is immediately above a ceiling, and the insulation in that assembly absorbs and holds it. Finding the entry point on one of these requires working the gradient across the ceiling rather than looking for a drip.
The cooling systems here
Individual split systems in the blocks and in the houses, with the usual county-wide sizing problem and one addition specific to a mid-size block: air handlers in closets that share a wall with a neighbouring unit, so a condensate failure in one flat appears as a stain in another. Establishing which side of the wall the equipment that failed is on is a routine part of these jobs here and it decides who pays.
