What a general inspection misses in Dania Beach
On a manufactured home the assessment runs downward. The underside of the floor, the belly wrap, the condition of any ground vapour barrier and the ventilation of the void beneath are where the evidence is, and none of it is reachable from inside. A surface inspection of a manufactured home that never goes underneath has not inspected the part that matters, and a growth found on an interior wall with no source is very often being fed from below.
None of that is covered by the three inspections normally booked on a Florida purchase. A general home inspection surveys condition visually. A four-point inspection tells an insurer about the roof, the electrics, the plumbing and the cooling. A wind mitigation report is about how the building is fixed together. Not one of the three includes a moisture survey, an air sample or any laboratory work whatsoever, and that is the correct and honest limit of each of them rather than a criticism.
The most productive question on a pre-purchase inspection in this county is how long the property has been empty and what the thermostat has been set to. A vacant listing gets treated as a bill to minimise: cooling set high or switched off, so the system rarely runs and therefore rarely dehumidifies, through the six months from May to October that carry 71% of this coast's rainfall at dew points in the low seventies.
So the survey on a vacant Dania Beach property is weighted differently. Closets, the backs of built-in storage, exterior wall bases behind where furniture stood, the air handler cabinet and the condensate termination take most of the time, and the humidity is read as found. We also record the thermostat setting on arrival, because on a closed-up house that single number explains a great deal of what follows. Everything is scheduled backwards from your inspection period, including two working days of laboratory time.
The commercial position in Dania Beach is the one published on every page of this site, because the rate card is not a Fort Lauderdale rate card. A flat price by property size, agreed before anyone drives out, with the accredited laboratory fee already inside it. It does not rise if the samples come back positive, nothing is added for the drive, and we take no payment of any kind from anyone who removes mold.

What Dania Beach itself changes
The buildings in Dania Beach
Dania Beach is the county's oldest incorporated community and its housing reflects a long, uneven history: 16,348 units at a 1977 median, only 22% single-family detached, 47% owner-occupied and an unusually high 12.4% manufactured homes. That manufactured share is the thing that changes an inspection here. A manufactured home is a completely different building from a slab house: it has a floor assembly with a void beneath it, a belly board underneath that, and a vapour path that runs upward from the ground rather than inward through a wall.
Where the water comes from
Dania Beach sits inside the footprint of the April 2023 rainfall event, which put 25.91 inches on this stretch of coast in 24 hours against a previous record of 14.59 set in 1979, and caused major damage to 766 homes across this city, Fort Lauderdale and Hollywood. In a town with low-lying ground, tidal influence from the Intracoastal and a large manufactured-home stock sitting close to grade, that event left a legacy rather than an incident, and a good share of what we look at here traces back to it.
The cooling systems here
A mix across the stock: split systems in the site-built houses, and in manufactured homes frequently a packaged unit or a split with ducting run inside the floor cavity. That last arrangement is specific and it is the one to check, because a duct in a floor void that has been wetted from beneath, or one that has separated at a joint, is both a source and a distribution system at once. Condensate provision on these is also often minimal.
